Selling Your Home Yourself Won’t Save You Money

by Elite Asset Management Team

You may be thinking that selling your home yourself (FSBO – for sale by owner) can save you money on commission, but the truth is you may be losing more.

A study done by Collateral Analytics shows that by selling your home yourself, you don’t actually save more money and that you may be losing more by not listing with an agent.

The study states that “FSBOs tend to sell for lower prices than comparable home sales, and in many cases below the average differential represented by the prevailing commission rate.”

Here are some points made by the study:

The kinds of buyers that FSBO attract are those that are most likely looking to buy cheap. Since you’re saving on commission, they think that there’s more room for price negotiation.

Real estate agents are experts when it comes to home staging which can increase the price the home could sell for.

When you list with a broker who is a member of the local MLS, your property is exposed to more buyers and other agents who represent buyers. MLS properties generally compensate buyer agents thus getting them motivated to find buyers for your property. In such cases, with the amount of buyers interested in a property, bidding wars often occur.

The study concludes that properties sold by realtors using the MLS have sold at a higher price than those of FSBOs. The price difference is about 5.5% which is a big amount. In 2017, FSBO sold 6% less than those that were sold by real estate agents.

It may be difficult to believe but based on the facts, if you really want to save money and sell your home at a higher price with less hassle, get help from a realtor. They have the knowledge, experience and tools to get the job done right.

by Elite Asset Management Team

Every home seller wants to get the best price for their home. Selling a home involves a lot of hassles and stress that can really be difficult to handle. But did you know that the most important thing for majority of home sellers is to just get their homes sold?

As a home seller, you’re probably thinking that by selling your home yourself, you can save money by not having to give a commission. The truth is, you might be losing a lot more by selling it yourself. A real estate professional is experienced, knowledgeable and has the right tools to negotiate, find the right buyers and make the sale hassle and stress free.

As we all know, the advancement of technology has influenced the real estate industry. Majority of home buyers are now using the internet to search for their dream homes. According to the National Association of Realtors, 44% of home buyers went to look for homes online as their first step in their home search. You might be saying that anyone can post their homes online and advertise it themselves, but having a real estate professional with the right marketing tools and experience  can get your home seen almost anywhere online and monitor it to get better results.

According to the same report, 96% of buyers who searched online either used an agent or broker to purchase their home. Majority of buyers are using real estate professionals to find the home they will buy, educate them, negotiate the terms and price.

Over the years, the number of people who opted to have a realtor work with them has increased. Being a seller, you are in a bit of disadvantage when you deal with realtors who represent buyers if you don’t have the experience and right knowledge.

Having a professional by your side to help you sell your home is a very wise decision. Their knowledge and experience will get you the results you want.  For a quick look at one of the top agents in the Albuquerque area go to www.TopAbqAgent.com

Listing Your Home Now Can Help You Get Your Retirement Home Faster

by Elite Asset Management Team

You probably have an idea on where you would want to retire. It could be where you are now or someplace you’ve always wanted to retire to. It could be in a few years or more, but it’s not too early to plan it right.

Listing your home now and selling it is one of the best ways to get you to where you want to be in the future. Home equity is on the rise. Just this past year, the average homeowner has gained about $14,000 in equity with the West Coast gaining twice the amount according to Corelogic’s Equity Report.

By selling your home now, you would be able to purchase a condo that is much easier to maintain than a house. The amount left from the purchase of your condo can then be used as a down payment for your retirement home. What’s good about this is that you can rent out the vacation/retirement home and use the money for your mortgage and pay it faster.

It’s a seller’s market right now and it’s time to take advantage of the current situation and the equity that you’ve built.

For Sale By Owner, Reasons You Shouldn’t Do It

by Elite Asset Management Team

Some people who are planning to sell their home might be thinking of selling it themselves, this is known in the industry as For Sale By Owner. They might think that they would benefit from it by selling it themselves, but the truth is there’s more to it than they think. Here are some reason why it could actually make it more difficult for them.

Marketing

How do homebuyers look for homes these days? Most of them search through the internet. I’m sure there are a lot of FSBO’s who are utilizing the internet to try and sell their homes, but they lack the experience and the correct strategy that a Realtor can provide.
Technology has advanced throughout the years that it has affected every industry. Majority of the people find their dream homes through the internet. Finding homes through a Realtor is also popular among home buyers.  Only 1% of all homebuyers have found their homes through a newspaper, where most FSBO’s post their ads.

Paperwork

Selling a home yourself isn’t as easy as you think. There are a lot of paper work needed and has increased over the years like the mandatory disclosures and regulations. This is one of the reasons why the number of people who FSBO has dropped over 2 decades. The contracts are very involved and can also have liability issues. Leave the paperwork to the professionals. You wouldn’t want to be in a bad situation just because you made simple mistakes on very important documents.

Dealing with people

When selling a home on your own you have to deal and negotiate with different kinds of people. You have to negotiate with buyers, the buyer’s agent who will do whatever he or she can to protect the buyers interests, the appraiser, the home inspector who also works for the buyer and will definitely find something wrong with your home, and the buyer’s attorney. This can be very stressful and time consuming.

FSBO = Less Money

People may think that selling their home on their own can net them more money since they save on commission, but the truth is, they don’t. Based on a study, it says that people who FSBO tend to sell their homes for much less than those who opt for a realtor. Most FSBO homes are from markets with lower price points.

If you think about it, selling a home on your own can really be difficult and time consuming. The stress may not be worth it. Sit down with a local realtor and find out how he or she can help you sell your home for top dollar. They have the experience and knowledge needed to get the job done right. This is a very important time in your life and there’s no room for error.

WHY YOU SHOULD LIST YOUR HOME TODAY BASED ON THESE STATS

by Elite Asset Management Team

The inventory of homes for sales, according to the National Association of Realtors (NAR), is at 3.8-month supply, which is quite low compared to the normal market which has about a 6 month supply. In Albuquerque we are at 3.1 months down from 4.3 in April 2016.

Buyer traffic, which is the report of the NAR on the number of buyers looking for homes each month. March saw a huge amount of home buyers in 45 of the 50 states. A lot of buyers are now having a difficult time finding a home to buy because of the competitive market. They can’t get into their dream home because they have to compete with other buyers. We are also starting to see this in Albuquerque at price points under $200,000.00

This is what they call a Seller’s market. This is a great time to list your home because you can capitalize on the on-going situation. With the inventory of homes being low, you will have the upper hand when it comes to pricing your home. One thing to remember is pricing is based upon the comps in your local area and price range and can very.

According to CoreLogic’s latest Equity Report, 78.9% of homeowners have more than 20% equity in their homes. Fannie May made a study and only 37% of homeowners believe that they have more than 20% equity. If you would like a quick online valuation go to www.ABQPrice.com . Please note that these numbers are only estimates. This low confidence in homeowners leads them to under value their home equity and not sell their homes thus causing the low inventory.

If you are unsure about selling your home, the best thing to do is to meet with your realtor who can help you evaluate your home equity and give you options and all the information you need about the market and guide you to where you want to be. Pete Veres, Certified Residential Specialist has over 25 years of real  estate experience and can provide you with a free sellers consultation.  If you would like to see what homes are selling for in your area check out www.AbqMarketinfo.com

When most homeowners are thinking of selling their home just want to get sold.  Of course, selling it for the right price and have the home selling process flow smoothly is also important.

If you want your home sold with the best possible price, have smooth transaction and with minimum effort on your part then you should consider using a real estate professional. They have the experience and knowledge which gets results. They also have all the proper forms you will need and are on top of all the currents rules and regulations which do change.

The internet is changing rapidly the real estate industry. According to the National Association of Realtors’ 2016 Profile of Home Buyers & Sellers, people who use the internet to search for homes have increased by 94%. But that doesn’t mean that you can just post your property online and have it sell immediately.

The same report revealed that 96% of buyers who use the internet to search for homes, searched for agent or broker websites such as www.SearchAbqArea.com or from websites by home builders. Only 2% of buyers bought homes directly from sellers whom they didn’t know which could be risky and costly.

When buyers look for homes online they also rely on realtor to find a home for them and set up showings (47%). They also depend on realtors to negotiate the price (36%) and the terms of sale (47%).  The home selling process is one of the most important things a home seller should understand. And that’s why 61% of home buyers use a professional real estate agent. Here is a great site to check out some of the latest seller’s tips, www.abqsellertips.com

The real estate industry is evolving every year with the help of technology. Having a real estate professional guide you and help you sell your home can make all the difference. They have connections, knowledge, experience and the drive to get you what you want. If you are looking for a very good local agent check out www.TopABQAgent.com

Selling your house with the help of a home stager. Will it help?

by Elite Asset Management Team

If you’re selling your home then home staging may be one of the avenues you can take to help you sell your home quicker.

Julia Rolland of Tabula Rasa Home Staging, who has been working in the Albuquerque market for many years, says that “ buying a home is an emotional experience and the way your property is staged will determine whether it’s love at first sight”.  It is important to note that buyers will name your property as a way to sort all the houses they have visited. Staging will improve the chance the name will be “The One”.

Homebuyers are all different. They have their own preferences and tastes so making the home more neutral or matching what’s inside the home to the style of the home may help homebuyers see the home in a better light. Here’s what you need to know about home staging.

The Home Stager

Home stagers offer a range of services starting with a basic consultation to a fully staged home. Stagers check the home with the eye of a buyer and thinks of ways to improve the look of a space.

After the walkthrough of the homes, she gives the homeowners her detailed notes and sometimes this would be enough for the homeowners to get their homes organized. If the homeowners need more help in staging, she can help decorate the home for a price. She can also provide furniture and other accessories, like other home stagers, which can improve the overall look of the home.

Remember, homebuyers imagine themselves living in your home. They imagine their own stuff in your home and think of how they’ll be living in it. Having too much clutter may turn them off.

Do You Need A Home Stager?

It all depends on you and the market. Home stagers can help, with some of them claiming that people they help sell their homes faster and for more money. You can do the necessary adjustments yourself. If you have an eye for it, then go for it. If you have no time then it may be a good option.

The market also plays a role in it. In a bad market, your home can stand out. In a good market, your home will be compared to other homes around you.

Homebuyers can make a decision in the first 30 seconds of entering your home so presentation is key. Homebuyers these days search for homes online and make their decision based on the photos of your home. Having great photos of your home can greatly increase the chance of getting homebuyers interested.

You can search online for free advice, for photos of home designs and other sources of information about home staging. They will help you if you decide to stage your home yourself. If you’ve been having a hard time selling because of the way your home looks, then you may want to consider hiring a home stager.

Should You Consider Downsizing Your Home?

by Elite Asset Management Team

Are you going to be retiring soon or staring to think of retiring? Then downsizing may be one of the things on your mind. If not, then it’s something to start thinking about. Downsizing your home can save you a lot of money. A smaller home could mean big savings on utility and home insurance just to name a few. It will also be easier to maintain and manage.

It’s not an easy decision and like all other important decisions in your life, it’s something that you really have to think about and plan. The first thing you have to make sure of is what you want. Where do you see yourself retiring? Do you plan on travelling? What activities are you thinking of doing when you retire? Do you have hobbies which you want to spend more time on? What is your goal? Are you happy where you are now? These are very important questions that you need to answer so that you can create a good plan. It could be difficult to let go because of the memories you’ve built in your home but those memories will be with you forever. It may be time to create new ones.

Here are some tips that can help you determine if you should downsize or not.

Current Real Estate Conditions

You have to know whether it’s the right time to sell. If the current real estate market isn’t good and you decide to sell, you may end up losing a lot of money. Talk to a local real estate agent and get all the right information. For example SRES – Senior Residential Specialist Pete Veres with RE/MAX provides prospective clients a full consultation that includes an in depth market analysis and estimated net proceeds. Items in Your Home

Another thing you have to do is to check on the items you have in your home. Your home could still be filled with your children’s possessions from when they were still living in your home. Take note of your personal possessions as well. Invite your children over and discuss your plans with them. Ask them to take what possessions they would like to keep and sell or donate the rest. Do this with your personal belongings as well. If you find it hard to let go of most, if not all, of your possessions then you may have to think hard if downsizing is something you really want. There may be no place for those items in your new home.

What are your plans?

Downsizing would depend on what your plans are. You really have to know what you want to do after retiring. If you plan on travelling, downsizing is a smart move. You’ll have extra money to spend on your travels. Do you want to pursue your dream of starting your own business? Again, the money from downsizing can help.

If you, however, need space because of your hobbies or if you’re planning on just staying home and enjoy what you have now, then downsizing would have to wait. It’s always wise to be prepared when making such a big decision. Look around, research online and find out what it is that you really want. Explore your options. It’s all about you now.
